HPC obtained Preliminary Approval to Vary the Effect of the Brisbane City Plan to re-zone the former Boral Darra Brickworks from Extractive Industry to Low Medium Density Residential.

HPC demonstrated to Council and State Referral Agencies that the proposal provides a tangible community benefit through the retention, rehabilitation and restoration of the highly disturbed existing vegetation. Together with remediating the site of contamination and dedication of part of the land as public use land.

The development application and supporting Structure Plan Vision document successfully:

• Removed the Extractive Industry Area zoning from the subject site;
• Removed the subject site from the Darra – Oxley District Neighbourhood Plan: Brickworks Precinct;
• Rezoned the subject site as Low-Medium Density Residential Area;
• Amended the Low-Medium Density Residential Area Level of Assessment Table and Darra Low-medium Density Residential Area Minimum Lot Size Table; and
• Ensures that future development applications across the site for Low-Medium Density residential activities trigger Code Assessment.
