HPC secured development approval for the new GraysOnline Distribution Centre in Pinkenba. The proposal included 1,490m2 warehouse space, ancillary office and 35,000m2 outdoor storage yard. The development site will be used for the outdoor storage and distribution of heavy mining, construction and agriculture machinery and other similar / associated equipment and goods.
Due to the medium impact activities being proposed in the high impact industry zone, a temporary 10-year approval was negotiated. In addition, HPC successfully secured a Negotiated Decision Notice to significantly increase the footprint of the ancillary office space and further minor amendments to the proposal post approval to meet the tenant’s evolving operational requirements.
To inform an amended Infrastructure Charges Notice and development approval conditions, HPC are currently seeking a recalculation of the establishment costs of the stormwater trunk works. Furthermore, concurrent to the recalculation request HPC is managing a Conversion Application seeking to convert a non-trunk land dedication and stormwater works to trunk infrastructure. HPC are part of the mediation team negotiating the amended development approval conditions and the market cost of the non-trunk items with Council’s Trunk Infrastructure and Calculations Team.
HPC are currently advising on a range of other Medium and High Impact Industrial development applications in Pinkenba. Including securing development approval for Charter Hall and the Australian Federal Police (AFP) to operate an emergency services response and training facility. The negotiation of the Infrastructure Charges credits is currently underway.
