Mitre 10 Distribution Centre and Industrial Subdivision

HPC successfully obtained development approval for a 12ha industrial subdivision together with the construction of a new 30,000m2 Warehouse and Dangerous Goods Store. The facility will be occupied by Mitre 10 and used for the receipt, storage and subsequent distribution of home improvement and hardware goods.
The subdivision created a new Estate Road to be dedicated to Council and three freehold industrial lots of suitable size (2.5ha, 5.7ha and 2.8ha) and shape for a range of low impact industrial uses in accordance with the intent of the low impact industry zoning.
To accommodate Mitre 10’s operational requirements for on-site storage of dangerous goods (medium impact industry use), a combined Material Change of Use Impact application for Warehouse and Medium Impact Industry was required.
The application triggered referral to a number of concurrence and advice agencies including the Department of Transport and Main Roads (land within 25m of a State-controlled road – Logan Motorway and warehouse exceeding 16,000m2), Energex (land within 100m of a proposed substation) and the Department of State Development, Manufacturing, Infrastructure and Planning (Hazardous Chemical Facilities). HPC provided detailed justification on how the proposed medium impact industry use is compatible with the low impact industry zone and that any risks associated with the dangerous good store are minimised through appropriate design. Council agreed with HPC’s planning grounds and resolved to approve the application despite its conflict with the Planning Scheme.
HPC continues to advise CIP on planning matters and signage applications across the Berrinba industrial estate.
