Preparation and management of the development application seeking approval for the construction and operation of a new 7,500m2 Cold Storage and Distribution Centre (Medium Impact Industry), to be occupied by national food distributor Bidfood. The proposal includes a dry store, freezer area, chiller, ante room, ancillary office space and manoeuvring areas. Facility operations will involve the delivery of frozen food and fresh produce to the site for storing (either dry-stored, refrigerated or frozen) and packaging prior to distribution to market.

Approval was obtained within four months for this highly constrained site adjacent to a densely vegetated estuarine environment and within the Erosion Prone Area (EPA) of the Coastal Management District (CMD).

The site’s location within the EPA of the CMD triggered referral to the Department of State Development, Manufacturing, Infrastructure and Planning (DSDMIP) as a Concurrence Agency and detailed assessments against the relevant State Coastal Development and Tidal Works Codes. Furthermore, the presence and potential damage to marine plans involved detailed dialogue and negotiation with officers from DSDMIP and the Queensland Department of Agriculture and Fisheries (DAF).
